NDIS Short Term Accommodation Rates and Price Limits
Under the NDIS Pricing Schedule 2026-27, effective 24 September 2026, providers claim short term accommodation (STA) in two parts: hourly support items for the help you get during the stay, and a daily item for the accommodation. The national maximum for a participant's accommodation is $162.85 a day. The limits apply to NDIA-managed and plan-managed participants and include GST.
How Is STA Priced Now?
As a labour component and an accommodation component, under the heading "Short Term Accommodation and Assistance".
The labour items cover help with self-care or community access during a stay of up to 14 days. There are standard items, and high intensity items for supports that meet the High Intensity or Intensive and Complex Behaviour Support definitions. The accommodation item covers standard accommodation with no extra inclusions for each overnight stay. A separate item covers a support worker's accommodation when they need to stay with you.

Who Do the Price Limits Apply To?
Participants whose funding is NDIA-managed or plan-managed.
The NDIA can't pay a claim above the maximum, and providers can't charge more than it. Self-managed participants can negotiate prices with their providers. The maximums already include GST.
What Isn't in the Price?
Meals, activities and usually transport. These are paid by the guest.
The NDIA's guideline gives an example of a provider offering 3 meals a day for $35, which the participant pays from their own money. Transport to the stay can't be built into the STA price, though transport funding in the plan can still be used.
How Do You Work Out What a Stay Will Cost?
Ask the provider for a written quote that shows each support item, the hours and the days.
- The number of nights of accommodation
- The hours of support each day, and at which times (weekday, evening, night, weekend)
- Whether you need a sleepover or active overnight support
- Whether any support is high intensity
- Whether support is shared with other guests, or one-to-one
Compare the total with the STA funding in your plan, so you know how many stays it will cover over the plan.
